The Property Nerds
Eric & Janelle Boyenga have been selling Silicon Valley homes together since 1996. Somewhere along the way, mid-century modern stopped being a side interest and became the whole practice — and the nickname clients gave us stopped being a joke.
How we got here
We started as a two-person team in 1996 and never much wanted to be anything else — just a bigger version of it. Today that’s a 25-person group, still built around two agents who show up to the inspections and read the disclosure packages line by line.
The mid-century focus was inevitable. Once you’ve spent a weekend understanding why an Eichler roof fails where it does, or how a radiant slab was actually poured in 1958, you can’t un-know it — and buyers and sellers of those houses need someone who does.
So when clients started calling us the Property Nerds, we didn’t argue. We keep binders on tract histories, roof ages, and which contractors get mid-century detailing right — and in Cupertino, on exactly where the Monta Vista and Cupertino High attendance lines fall. It’s not a marketing line. It’s just how we work.

What you can expect
We do the reading
Disclosure packages, permit history, roof and slab records — digested and explained before you ever write an offer.
We protect the architecture
Marketing, staging, and renovation advice that works with an Eichler instead of flattening it into a generic remodel.
We answer
Same-day, most days between 8am and 8pm. Two direct lines, not a call center.
We didn’t set out to be the Eichler people. The houses just kept finding us, and we kept getting better at them. — Eric & Janelle Boyenga
Let’s talk about your house
Whether it’s a purchase, a sale, or a “what do we even have here” conversation about an inherited Eichler.
